Livano Oakwood’s unique site challenges presented its greatest design opportunities. The community is situated on a 14.5-acre site with steep topography and a stream running through its center.

Quick access to I-985 makes this a convenient location to both the Oakwood and Gainesville, Georgia town centers. Situated across the street from University of North Georgia’s Gainesville campus, we anticipated a youthful demographic of graduate students and faculty, as well as local professionals. Our design vision for the property was shaped by the site’s natural features, anticipated tenant demographics, and proximity to Lake Lanier.

Throughout the design process, LCG collaborated closely with our talented partners — Nequette Architecture & Design (Architecture and Interiors), Dix.Hite + Partners (Landscape Architecture), and Design South (Furniture and Art) — to ensure the construction documents reflected the project’s vision and supported the Livano lifestyle.

Key design decisions such as seamless indoor/outdoor spaces, unexpected play features, and a natural color and material palette, stemmed directly from the original vision cast by LCG, with ongoing review and refinement throughout design documentation.

As the site and building design came together, LCG shifted focus to the finishing touches that make each project feel complete. At Livano Oakwood, we designed site signage to feel like an integral part of the architecture. Additional graphics and curated art installations emphasize placemaking moments — reflecting nearby landmarks and natural elements.

Print collateral and marketing materials received the same thoughtful attention as the property design. Colors, imagery, and design elements reflect both the Livano brand identity and the distinctive context of the site.

The vision established in the summer of 2023 continues to guide decisions today as this beautiful project nears completion. Our goal was to create a community deeply connected to its natural surroundings, a place that surprises and delights residents with opportunities to unwind and to play. It’s a joy to see people living in and loving these spaces.
