Paid Position

LIV Development is seeking a Pre-Development Intern to be involved in a vast array of aspects of multifamily real estate development. This role provides the opportunity to gain exposure to site acquisition, financial underwriting, due diligence, design coordination, securing financing, and project execution.

Key Responsibilities

  • Assist in sourcing and evaluating new development opportunities through market research and data analysis.
  • Support financial modeling of prospective projects using Excel, including return metrics, sensitivity analyses, and scenario modeling.
  • Participate in due diligence activities such as zoning review, title and survey analysis, and coordination with third-party consultants.
  • Aid in the preparation of investment materials and approval packages for internal Investment Committee review.
  • Work with external partners including brokers, architects, engineers, legal counsel, and capital providers.
  • Assist in rent and sales comparables for pro forma development.
  • Support internal reporting and updates related to pipeline management and project milestones.
  • Conduct competitive and demographic research to support project assumptions and business development efforts.

Skills/Qualifications

  • Currently enrolled as a full-time student in an accredited college or university.
  • Pursuing a degree in business, finance, engineering, real estate, or a related field.  
  • Minimum cumulative GPA of 3.0.
  • Exceptional written and verbal communication skills, with a strong eye for detail.
  • A self-starter with excellent organizational skills, time management abilities, and a proactive attitude.
  • Proficiency in Microsoft Excel
  • Ability to work independently and manage multiple tasks in a fast-paced environment while collaborating effectively within a team
